About Little Bay House BVI
1. How many guests can Little Bay House Villa accommodate?
Little Bay House Villa can accommodate up to 11 guests comfortably, making it ideal for families and groups. There are 4 king size beds, and 2 sofa beds. Therefore, making it perfect for 8 adults plus 3 children or teens.

2. Can I book the villa with partial ensuites instead of the four ensuites?
Yes. While you still have access to the entire villa, we offer the flexibility of booking one ensuite (very common for honeymooners), or only two or three ensuites (common with smaller groups). Or, you may book the entire villa with all four ensuites. Rates will vary accordingly.
3. What amenities are available at Little Bay House Villa?
Little Bay House Villa offers a variety of amenities including a fully equipped kitchen, outdoor BBQ, a private swimming pool, Wi-Fi, air conditioning in all bedrooms, fans throughout the property and plenty of ventilation and breeze that comes through naturally due its location on the hill. There are also laundry facilities.
4. Is the property suitable for guests who use a wheelchair or crutches?
Unfortunately, the property is not suitable for guests who are in a wheelchair or using crutches because of the steps on the way, to access the main entrance.
5. Is parking available on the property?
Yes, there is ample driveway space for your rental car, or taxi pick up.
6. Is Little Bay House Villa pet-friendly?
No, pets are not allowed.
7. Is the interior common area completely open-air?
The main living and entertainment areas, as well as the kitchen, are designed for indoor-outdoor Caribbean living and can be fully opened to enjoy the surrounding breezes and views. However, these areas can also be enclosed at the touch of a button using retractable shutters, providing added comfort and protection from insects and other outdoor elements.
8. How do you keep insects and animals out?
While the retractable shutters can be lowered at any time to fully enclose the main living, entertainment, and kitchen areas, we also provide mosquito repellent, and have UV mosquito/insect trapping devices conveniently located throughout the open-air common areas..
Small lizards, geckos and other tropical wildlife may occasionally be seen outdoors, which is a normal part of Caribbean island life. The retractable shutters and insect-control measures help keep the villa’s interior spaces comfortable while still allowing guests to enjoy the open-air setting.

9. Is housekeeping included?
Yes, it is included. The villa concierge will provide more details about it, and its frequency depending on your stay total number of nights. It is perfectly crafted to provide a combination of convenience and privacy.
10. Are towels and linens provided?
Yes, all bath and beach towels and linens are provided for guests during their stay. They are laundered and refreshed between each booking.
11. What amenities and essentials are provided for guests?
Coffee, tea, sugar, drinkable water, beach bags, refillable beach bottles, cooler, beach chairs, beach umbrellas, water jug, bath body wash, shampoo and conditioner, hair dryer, mosquito repellent, first aid kit.
12. Do you provide filtered drinking water and ice?
Yes. Little Bay House provides guests with filtered drinking water and ice right at the villa. A dedicated Brio water dispenser is available for convenient access to fresh drinking water, along with ice for your beverages throughout your stay.
The dispenser offers an easy alternative to continually purchasing individual bottles of water, and additional large water bottles are kept on the property for replenishment as needed.
We provide reusable water bottles so you can fill them before heading to the beach, exploring Tortola, or taking a day trip to one of the neighboring islands.

13. Is there Wi-Fi?
Yes! Little Bay House BVI is equipped with Starlink high-speed satellite internet, providing reliable Wi-Fi throughout the property.
The connection is suitable for everyday browsing, streaming, video calls, social media, and staying connected while on vacation. This can also be especially convenient for guests who may need to check in with work or attend an occasional virtual meeting during their stay.
Because Starlink operates through satellite technology, service may occasionally be affected by severe weather or other conditions outside of our control, but overall it provides a strong and dependable internet connection for guests.
Wi-Fi access is included with your stay at no additional charge.
14. Is there a fitness center or workout equipment?
The home does not have a dedicated fitness center; however, guests have access to a workout bench, free weights, and resistance bands located in Ensuite C. For outdoor exercise, Little Bay Beach is ideal for swimming and walking, and the hillside offers excellent hiking opportunities with beautiful views, and a nice ocean breeze.

15. How close is Little Bay Beach to Little Bay House BVI, and what should guests know about the beach?
Little Bay Beach is one of Tortola’s beautiful hidden gems and one of the highlights of staying at Little Bay House BVI. The beach is approximately a 5-minute drive or about a 10-minute walk from the villa, making it easy to enjoy a morning swim, an afternoon at the beach, or a peaceful sunset visit during your stay.
Little Bay Beach is a public beach with a quiet, natural and uncrowded atmosphere. Unlike some of Tortola’s more developed beaches, Little Bay has very limited commercial development, which is part of its appeal. Guests can enjoy soft sand, beautiful Caribbean water and a more secluded beach experience surrounded by Tortola’s tropical landscape.
We recommend bringing drinking water, sunscreen, towels, beach chairs and umbrellas, snacks and anything else you may want for your beach day. This peaceful, undeveloped setting is exactly what many visitors love most about Little Bay.
Swimming and water conditions can vary depending on the weather, wind and sea conditions. As with all Caribbean beaches, guests should always evaluate the water before entering, supervise children closely and use extra caution whenever the surf is stronger than usual. However, for the most part, Little Bay beach is known for its still waters.
Little Bay Beach is ideal for guests looking for a relaxing, less-crowded beach close to the villa, whether you want to swim, walk along the shore, relax in the sun, take photographs or simply enjoy the beautiful surroundings.

16. Are there attractions and things to do near Little Bay House BVI?
Yes. Little Bay House BVI is conveniently located for enjoying many of Tortola’s beaches, restaurants, scenic viewpoints, hiking trails, shopping areas, and island experiences. Beautiful Little Bay Beach is just a short drive or walk from the villa, and guests can easily explore other popular areas of Tortola during their stay.
Tortola is also an excellent base for discovering more of the British Virgin Islands. Guests can take ferries or arrange private boat excursions to destinations such as Virgin Gorda, Jost Van Dyke, Cooper Island, Scrub Island, and other nearby islands.

17. Is there a place to play tennis in Tortola, British Virgin Islands?
Yes. There is a sports club in Road Town that costs $20 per day, about 15 min from Little Bay House.
18. Do you offer a private chef?
Yes. A private chef service can transform an ordinary evening into one of the highlights of your stay. 21. Where is Little Bay House BVI located?
Little Bay House BVI is located on the island of Tortola in the British Virgin Islands, in a peaceful residential setting near beautiful Little Bay Beach.
The villa is approximately a 15-minute drive from Terrance B. Lettsome International Airport (EIS) and about a 5-minute drive or 10-minute walk from Little Bay Beach, making it easy to enjoy both the privacy of the villa and convenient access to the island.
From Little Bay House, guests can easily explore Tortola’s beaches, restaurants, scenic viewpoints, hiking areas, grocery stores, ferry terminals, and other attractions. Tortola is also a convenient base for island hopping to destinations such as Virgin Gorda, Jost Van Dyke, Scrub Island, Cooper Island, and other islands throughout the BVI.
Our concierge team can assist with airport transfers, car rentals, taxis, restaurant recommendations, ferry information, and activity planning to help make getting around Tortola and the surrounding islands as easy as possible during your stay.
22. Do I need a car while staying at Little Bay House?
While renting a car is not required, we highly recommend having one if you plan to explore Tortola during your stay. A rental vehicle gives you the flexibility to visit beaches, restaurants, grocery stores, scenic viewpoints, ferry terminals, and other attractions around the island at your own pace.
Tortola is mountainous, with steep and winding roads, so we generally recommend a 4-wheel-drive or suitable SUV for added comfort and confidence while getting around.
23. Can you assist with taxis & car rentals?
Yes. We can provide contact information for trusted taxi and car rental services once your booking is confirmed. If you plan to rent a vehicle, we recommend choosing a 4-wheel drive (4WD), as the island’s hilly terrain can be steep in some areas.
Please note that driving in the British Virgin Islands is on the left-hand side of the road, similar to England and The Bahamas, and different from the United States.
24. Are there any direct flights to EIS Airport?
Terrance B. Lettsome International Airport (EIS) is the main airport serving Tortola and the British Virgin Islands. Located on Beef Island and connected to Tortola by bridge, EIS provides convenient access to the BVI with direct flights from select Caribbean gateways and Miami. EIS is only a 15-min drive to Little Bay House BVI. The airport is small, so going through customs is fairly quick, that means you generally get to Little Bay House BVI about an hour after you land.

25. How can I make a reservation?
Reservations can be made directly by contacting us. We encourage guests to book early to secure their desired dates.


26. Is there a minimum stay requirement?
Yes, there is a minimum stay requirement of 3 nights.
27. What are the check-in and check-out times?
Check-in time is on or after 3:00 PM, and check-out time is by 11:00 AM. We offer flexible arrangements when possible, so please inquire if you need specific accommodations.
28. What is the booking & cancellation policy?
For luxury villas, especially in the Caribbean, cancellation policies are usually stricter than hotels because these properties are held exclusively for one group and can be difficult to rebook.
Little Bay House BVI requires a 25% non-refundable deposit to confirm the reservation. The 75% balance due (final payment) is due 60 days before arrival. Christmas, New Year’s and other peak holiday bookings require 50% non-refundable deposit.
29. What are your low and high seasons?
Typical high seasons are winter, spring break, and festive weeks. While low seasons are usually from June to September. See rates for specific dates.
30. What are the rates?
Rates for Little Bay House vary by season, length of stay, and number of ensuites occupied. All rates are quoted in U.S. dollars and are subject to 10% BVI Accommodation Tax and a 10% service charge, depending on package.
